Are you looking for a spacious and well appointed studio space with 3 meeting spaces, in the heart of the CBD, close to public transport, and that has the flexibility of a month to month lease?
We are looking for like-minded creatives to sublease 1 or 2 desk spaces in a design studio space located at the Spring Street end of Little Bourke Street. This includes but is not restricted to all types of designers, architects, writers, directors, photographers, artists, and other creatively minded people.
The lease will be based on a month to month basis, which would make this the perfect opportunity for a start up business.
The studio space is an outstanding office space on Level 2, in a 3 storey masonry building, at the top end of Little Bourke Street. As you will see in the photos attached it is amazingly located in the city, a stone’s throw from Parliament station, and amidst numerous bustling bars, cafes, and restaurants.
You will be sharing with our small architectural firm, Craig Tan Architects (CTA), which currently has 2 staff, and another firm with 1 person. The remainder of the level is shared with a façade consultant company who have an adjoining separate office.
Our ambition is to create a casual and relaxed studio atmosphere, with a convivial vibe that could even encourage future collaborations.
The office space in question is a 70sqm secure section of the office, located on the South end of the floor. It shares the boardroom, toilets, kitchenette and entry reception, and has the benefit of:

• Lift access
• Fully heated and air conditioned
• Min 2700 high ceilings throughout
• Wireless internet access
• Data cabling
• Good natural daylight
• Weekly Cleaner
As part of the sublease, you will also have access to:
• The 8 seat main board room together from time to time by agreement with LED screen for presentations.
• The reception area and adjoining meeting area to allow you to meet and greet clients, by agreement.
• Shared mail access.
• Use of the breakout tables to the office, and the reception area.
The attached floor plan indicates the layout of the office. We have undertaken to furnish the space, with desks, cabling, shelves, and chairs. We will soon be acquiring extra chairs for the breakout table. You will note the highlighted sublease desk, and shelving for your dedicated use provided in your sublease.
As the sublessor you will be responsible for costs of your own: IT equipment / printers / telephone installation / tea & coffee supplies.
We will provide:
• All outgoings
• Wireless and Ethernet internet access
• 1no. 1500mm x 750mm Tables
• 1no. gas lift office chairs
• 1no. 1790mm high x 800mm wide x 300mm deep timber shelves for your filing, reference and trade library located directly behind your workspaces.
The rental to you will be $425 per month incl. GST for the first desk, including internet and all outgoings. This is to be paid monthly in advance on the 1st day of each month.
If you would like to take 2 desks, the lease will be $375 per month incl. GST for each desk.
There will also be a bond of 1 month’s rent, to be paid at the first rent.
The sublease agreement will operate on a monthly basis and may be terminated by either party upon providing thirty (30) days written notice. .
